Do you perform repairs or just inspections?

It is violation of the NY State Code of Ethics for home inspectors to perform repairs on houses they inspect for a period of one year. I have been known to tighten a loose screw or pull out a proud nail, usually after I snag myself on it.  I have been a contractor for 3 decades and I do still take on several building projects a year. Just not on the houses I inspect. My experience is helpful though, because I can prepare you for what to expect when we do encounter something that needs fixing.

Are you insured?

Yes. I carry far more than the minimum required for licensing in NY.

Can you provide references?

My services are confidential and I take that obligation seriously. There are testimonials here and reviews on social media, but, I do not sell or reveal my client’s personal information. No one will ask you to talk me up or buy their products because you chose to work with me.

Can I tag along?

Absolutely. You can go anywhere I go during the inspection if you are capable. I have had several clients follow me into attics, crawlspaces, and even onto the roof. For the places you’d rather not go I provide detailed descriptions and pictures of anything important. It’s your house, you should get to know as much of it as possible.

What does your inspection include?

I look at the main structure on the property for defects, deficiencies, and safety concerns. Cosmetic issues are only mentioned if they are indicative of something more serious. Pools, spas, outbuildings and more can be included for an additional fee. A complete scope of work, all the stuff that is and isn’t included, is in the Pre-Inspection Agreement. Do you have sample reports?

I inspect properties that range in price and condition from that of a decent used car to mini mansions of a half million dollars or more. I have three samples to represent the full range of homes I inspect. Go to Sample Documents and choose the one that most closely matches your situation, or go ahead and read them all.

What does it cost?

I provide prompt and courteous service, utilizing decades of knowledge and experience, tailored to fit your expectations, all for a very reasonable fee.

Each home is unique, and so is each inspection. Fees are based on the size of the home, the year it was built, where it is, the complexity of its systems, and are optimized to provide exceptional value.
